The Cedar Creek subdivision is a neighborhood being developed by Habitat for Humanity of Montgomery County. The 37-acre development consists of 129 single family residential lots. Vogt Engineering is proud to partner with Habitat for Humanity to further their mission of building homes and communities of hope.
Planning for the first phase of development started in 2008 with 21 homes. The undeveloped property lay in the FEMA 100-year floodplain, so Vogt Engineering provided floodplain mitigation analysis and construction drawings in order to lift the property out of the floodplain. Vogt Engineering helped develop a phase strategy to work within yearly budgets to fill portions of the property in order to be removed from the floodplain. Hydraulic and environmental studies were conducted, and plans were prepared as budget would allow. All the while, stakeholders come and go, regulations change as America’s fastest growing city matures, major storms enhance layman’s understanding of flood probabilities and Vogt Engineering is still here to guide the development.
Vogt Engineering also provided the engineering design of the public roads, drainage, public utilities, retaining walls, and grading. Vogt Engineering assisted Habitat for Humanity with private utility connections, irrigation connections, and slab plot plans to receive building permits for each individual lot.
Today all 129 lots are well above flood elevations. The neighborhood also has 2 ponds which serve as floodplain mitigation ponds, detention, and amenity ponds for the neighborhood. The final phases of development have been planned and will be built as funds and home sponsorships allow. Cedar Creek has developed into vibrant and walkable community with room for a park.
