Primrose School at Hughes Landing opened in 2019 and provides early childhood care and education. Vogt Engineering’s scope of work was to provide the facility with water, drainage, sanitary sewer and complex site design. Of utmost importance was to develop a design for easy and safe pick-up and drop-off of children without interruption of traffic flow. 

This half-acre site is not only situated in the very developed commercial area but also has 15ft of elevation change that presented very challenging scenarios for the site design and utility layout. Overcoming this significant drop required extensive retaining wall design. Proper drainage, site grading, and coordination with the structural engineer on retaining wall design was vital. 

The site is located between the two parking garages, two busy streets, and existing underground infrastructure. The tight footprint and existing underground utilities made for congested water and sanitary connection points. A pipeline and other utility easements run through the property which require permits and clearance while laying the new utility network. Vogt Engineering provided site grading to avoid deep excavation near the pipeline easement and provided drain layouts to avoid possible conflicts. Preparing profiles representing all field measurements and all design calculations and clearances was crucial for the successful and safe installation by the construction team. In turn, it was very important to maintain careful and timely coordination during construction to ensure proper execution of the design.
